1. The service

HousingVoiceAI provides automated, AI-generated feedback on written content aimed at social-housing audiences. The service is operated by Creative Bridge, 45 Booth Drive, Park Farm Industrial Estate, Wellingborough, NN8 6NL.

2. Acceptable use

  • You must only submit content that you have the right to share.
  • You must not submit special-category personal data, confidential information about identifiable residents or staff, or any content that would breach UK GDPR, the Equality Act, or other applicable law.
  • You must not use the service to generate or disseminate misleading, unlawful, hateful, or harmful content.
  • You must not attempt to reverse-engineer, scrape, overload, or circumvent any technical protections.

3. Nature of feedback

All feedback is automated guidance only. It is not legal, regulatory, editorial, or professional advice and is not a guarantee of any particular outcome. You remain responsible for the content you publish and for any decisions you make on the basis of the feedback.

4. Accounts

  • Registration is open to anyone aged 18 or over. You are responsible for keeping your account credentials secure and for activity carried out under your account.
  • You may delete your account at any time from your Account page. This permanently removes your profile and all saved checks (right to erasure).
  • We may suspend or terminate accounts that breach these terms.

5. Saved checks and exports

Saved checks are stored against your account and are accessible only to you (and to authorised administrators for support purposes). Exported reports (Markdown, PDF) are generated on demand and may be shared at your discretion. Saved checks may be automatically deleted after 12 months — see our Privacy Policy.

6. Marketing

Marketing emails are sent only if you opt in. You can withdraw consent at any time from your Account page or via the unsubscribe link in any marketing message.

7. Intellectual property

You retain all rights in the content you submit. You grant us a limited licence to process that content solely to provide the service. The HousingVoiceAI name, branding and interface are owned by Creative Bridge.

8. Availability

We aim to keep the service available but do not guarantee uninterrupted operation. We may modify, suspend, or discontinue features with reasonable notice where practicable.

9. Limitation of liability

To the maximum extent permitted by law, HousingVoiceAI is provided “as is” without warranty of any kind. We are not liable for any indirect, consequential, or special loss, or for any loss of profit, revenue, goodwill, or data, arising from your use of the service. Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be limited by law.

10. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute.

11. Changes

We may update these terms from time to time. Material changes will be notified to registered users by email.
